The Mission of the Community Development Corporation of Marlboro County (CDCMC) is to create housing, community and economic development, leadership, and educational opportunities for the citizens of Marlboro, Marion, Dillon, Darlington, Florence, and Chestfield Counties.

 In its brief 6-plus year history, these programmatic initiatives include home buyers and financial literacy training (emphasis on credit counseling), a highly successful Individual Development Account program and a small business assistance program (special focus on women entrepreneurs). CDCMC is continuing to develop and implement innovative need-based programs and services. Since 2003, CDCMC has launched additional affordable housing programs (AHP). These include, (1) down payment and closing cost funding for low-wealth 1st-time buyers and (2) housing rehab services needy home owners (especially elderly). Primary financial support for these latest AHP efforts are being derived from the “HOME” and “Housing Trust Fund” programs sponsored by the State Housing Finance & Development Authority (SHFDA).

 CDCMC is currently working with USDA’s Rural Development Division to develop specialized affordable single-family housing using the nationally renowned self-help (sweat equity) model targeted for low-wealth (80% & below) participants.  CDCMC is the non-profit sponsor with a private developer in the development of two 40-unit multi-family rental projects at a total development cost of $7.5 million (approximately $3.75 million each). $250K in FHLB-AHP funding was applied for and was awarded in 2005 for each project ($500K total). Construction of the projects have been completed, the units occupied by low-wealth residents and the AHP take-down process is underway. Resident service programs have been implemented as well.

CDCMC has received a multi-year HUD/RHED funding award in the amount
